PURCHASE AGREEMENT
YOU ARE NOTIFIED:
1. Either a default has occurred or an unfulfilled condition exists in the Purchase Agreement dated March 14, 2011 in which Estate of James P. Skarda, (“Seller”), agreed to sell to Ronald D. Johnson d/b/a RDJ Companies, Inc., (“Purchaser”), the real property in Wright County, Minnesota, legally described as follows:
The Northeast Quarter of the Northeast Quarter of Section 13, Township 121, Range Number 27, Wright County, Minnesota.
Identified in the Purchase Agreement as: 6142 County Road 39 NW, Maple Lake, Minnesota 55358
2. Seller is serving this Notice of Cancellation (“Notice”) on the other party, and on Fahey & Associates Inc. who is holding the earnest money paid pursuant to the Purchase Agreement.
3. The default or unfulfilled condition which cancelled the Purchase Agreement is as follows:
The Buyer failed to close on April 15, 2011. The Buyer failed to appear at the closing and pay the sum of $134,000 which was due on said date (i.e. April 15, 2011) in order to fulfill one of his primary conditions under the Purchase Agreement.
THIS NOTICE IS TO INFORM YOU THAT BY THIS NOTICE THE

HAS BEGUN PROCEEDINGS UNDER MINNESOTA STATUTES, SECTION 559.217, TO CANCEL YOUR PURCHASE AGREEMENT FOR THE
PURCHASE
OF THE ABOVE PROPERTY FOR THE REASONS SPECIFIED IN THIS NOTICE. THE PURCHASE AGREEMENT WILL BE CANCELED
15 DAYS AFTER the first date of publication of this notice
UNLESS BEFORE THEN:
