Fast-paced growth and prosperity taking place around the area

Prolific residential growth is evident in all the surrounding cities of the Herald Journal area, with major developments taking place in Wright, McLeod and Carver counties.

Montrose

A huge variety of new residential developments are in progress for the City of Montrose.

This includes Rolling Meadows, which is located north along Wright County Road 12, and Kobb Farm Estates, to its west.

Northridge is also planned along Wright County Road 12 (Buffalo Avenue) on the northwest end of the city, with 173 single-family homes and 54 townhouses.

Rolling Meadows is another project, located north of Northridge along Buffalo Avenue, which will likely add approximately 396 units, or about 258 single-family and 138 townhomes.

The project, if all goes according to plan, will take up 150 acres. The developer is Bridgeland Development.

Montrose Meadows offers an additional 27 single-family homes with the second phase of development.

Rockbrook is south of Highway 12 on Highway 25, and will offer 48 single-family homes and 18 townhomes.

Pheasant Hills, on the north side of town, and Parkview will open in the final phases in 2004.

As part of this growth, the city built a regional joint wastewater treatment facility.

In addition, the Montrose Elementary will be adding a large addition which includes a multi-use room.

The city also has new commercial development in progress as well.

Rockbrook - Housing and rental units - A new development planned for the south edge of Montrose. It will have a mix of 64 apartment (condo) units, 48 single-family homes, and 12 townhomes.

Waverly

Waverly is also bursting with strong development, both residentially and commercially.

There are several major residential projects pending with plans for a commercial park adjacent to Wright County Road 8.

The housing will consist of upper scale homes located within a planned unit development that will be operated by a homeowners’ association. This will offer common areas for its residents as well as a maintenance-free environment.

The Carrigan Estates development will offer 54 single-family homes in the first phase, with a total of 85 to be built south of Highway 12. The homes will be part of an association, which will take care of yard maintenance and other chores. The association homes will have access to Carrigan Lake. The price range starts at $200,000.

In addition, Carrigan Estates will offer upscale lakeshore homes along Carrigan Lake.

The third phase of the Summerfields development is planned for the summer of 2004. The residential development will consist of 52 lots. A three-acre park facility will serve the entire development.

Carrigan Meadows residential development includes a total of 250 lots being offered, when all phases are completed.

A future phase in Carrigan Meadows includes 32 acres for development of a commercial park which will connect to Wright County Road 8.

Woodland Shores is a development which is planned for the are southeast of Carrigan Lake. This residential development is currently in the planning stages. The future development of the Lachermeier farm is also in the planning stage with annexation of the westerly 59.96 acres being completed. The land is adjacent to Highway 12 on the eastern side of the city.

Commercial development is also growing in Waverly with the resale of several lots purchased from the railroad by the city to businesses ranging from a beauty salon to a floor covering specialist.

Waverly offers the quality of life of small rural communities within an hour’s drive of the social and cultural amenities of a metropolitan area.

Carrigan Estates - single-family homes and lakeshore homes offered by Kristall Homes and Development. Part of the development includes single-family homes that are maintained by an association. A different portion of the development offers upscale lakeshore homes, located south of Highway 12. Model homes are available. A three-unit apartment building is also located on Elm Avenue in the downtown district.

Carrigan Meadows - Arcon Development. Fifty-five lots were developed with homes being constructed in 2003 in the first addition.

Winsted

The buzz of construction and vibrant development can be heard on a regular basis in Winsted, which boasts a good mesh of country living with job opportunities and essential services.

Examples of Winsted’s uniqueness include the work of the planning commission with the Winsted Pride Award, the planning and facility development being taken on by the park commission, and the newly formed downtown renewal commission.

Residents have many choices of where to live when moving to town.

One option is to buy an existing house in one of the many established neighborhoods. Another is to build in one of the three housing developments.

The city’s most recent housing development addition, Grass Lake Farm, will be home to more than 70 families. The first family moved in July 2003, and many more have since followed.

The development is located on the western edge of the city, south of Main Avenue West.

A view of Winsted Lake is easy to find at Winsted on the Lake, which is located on the east side of the lake. (Take Zion Road south from County Road 6).

Golden Gates Estates townhomes are centrally located within the city and provide guest parking.

Pheasant Run, located on the town’s north edge, was improved in 1994.

With its community expanding, housing has become one of the city’s top priorities.

Howard Lake

Flourishing growth is adding to the casual country atmosphere of Howard Lake; where residents enjoy the simple life within reach of the social and cultural amenities of the metropolitan area.

The addition of metro calling enhanced this balance, giving residents and businesses the ability to call the Twin Cities area without long distance charges.

In recent years, Howard Lake gained more than 105 new single-family dwellings and 85 multi-family units, and now has an estimated population at more than 1,853. There are a total of 520 single family dwelling units in the city.

Lester Prairie

To anyone thinking of moving to Lester Prairie, the city offers many options from bare lots for those looking to build to existing homes to rental property and apartments.

A new development by Lenny and Linda Juncewski called East Park Estates will add many new homes to the community. Located on McLeod County Road 9, it offers both single-family homes and townhomes.

Another housing development, Prairie Ridge, is located on the town’s southeast edge on McLeod County Road 9, overlooking the Crow River. The development includes a park with playground equipment.

In addition, the City of Lester Prairie has been selected as one of 35 cities across Minnesota to receive a grant from the Minnesota Trade and Economic Development (MTED) for $932,700.

The grant means that 20 homes owned and occupied by low/moderate income families, six affordable rental units, and 10 commercial buildings are all eligible to receive funds to upgrade their facilities.

Some examples of things that could be done include electrical upgrades, exterior painting, as well as code improvements.

The grant is usually used for enhancing business districts, and housing.

Places to live in Lester Prairie:

For the renter, there are 10 apartment buildings with the newest having opened in 1997 – that being two four-plexes owned by the Housing Redevelopment Authority.

New Germany

Black Forest Estates is offering growth for the City of New Germany.

The city is moving forward, finding space in the city for commercial/industrial development, and completing a water management plan required by the Metropolitan Council.

Black Forest Estates Development is being done by developer Sam Montgomery. The project is expected to double the city’s size with the addition of 180 homes on the northeast side of New Germany.

In addition, plans for a new lift station and force main are nearly done, which will allow for additional growth in the city.

“As water and sewer upgrades happen in New Germany, we hope to see townhomes and single-family homes,” commented Clerk Shelly Quaas.
